A private island, in the literal sense
Brickell Key is gated and privately patrolled around the clock. Nobody arrives here by accident, and that produces something rare this close to a major financial district.
You can walk the full loop of the promenade at night. Children ride bikes on it. Residents run the 1.3 mile trail around the water before work and know the faces they pass. Forty four acres of that, minutes from Brickell Avenue.
It is also finite. The island is built out, the land is man made, and no one is making more of it. Everything that will ever exist here already does, apart from one tower still going up at the tip.
